Construction Project Manager – Restaurant Development

Our growth includes the development of 200 new 7 Brew units as well as new build construction and remodels across our Taco Bell and Wendy's brands. We are seeking a Construction Project Manager to join our development team and help deliver projects efficiently and to the highest standards.
Position Overview
The Construction Project Manager will oversee restaurant development projects from pre-development and design through construction and final turnover to operations. This individual will coordinate architects, engineers, consultants, and contractors while managing budgets, schedules, and contracts. The ideal candidate has experience in restaurant, retail, or commercial construction and is comfortable managing multiple projects simultaneously.
Key Responsibilities
Pre-Development & Design
- Coordinate with architects, civil engineers, and consultants to develop construction plans.
- Manage site due diligence, including surveys, environmental reports, geotech, and utility coordination.
- Assist in permitting and regulatory approvals.
- Ensure plans meet brand standards, landlord requirements, and local codes.
Bidding & Contracting
- Prepare bid packages and solicit proposals from general contractors and vendors.
- Analyze bids using Excel and cost comparisons.
- Participate in contractor selection and contract negotiations.
- Assist in preparing and executing construction contracts.
Construction Oversight
- Serve as owner's representative during construction.
- Visit project sites regularly to monitor progress, quality, and adherence to plans.
- Coordinate with contractors, architects, and internal stakeholders to resolve issues.
- Track project schedules and budgets.
Financial & Administrative Management
- Review contractor invoices, pay applications, and lien waivers.
- Track project costs and maintain organized documentation.
- Assist in managing change orders and budget updates.
Project Closeout
- Conduct punch list inspections.
- Ensure completion of all closeout documents and requirements.
- Coordinate turnover of completed projects to operations teams.
Qualifications
Required:
- Minimum 3 years of construction project management or assistant project management experience.
- Experience in commercial, retail, or restaurant construction.
- Basic understanding of construction drawings, contracts, and permitting.
- Strong proficiency in Microsoft Excel and Microsoft Office.
- Ability to travel to project sites as needed.
- Strong organizational, communication, and problem-solving skills.
Preferred:
- Experience with quick-service restaurant (QSR) or retail development.
- Degree in Construction Management, Engineering, Architecture, or related field.
- Experience working with general contractors and subcontractors.
