Job Title: Operating Engineer
Job Description
Manage the daily operation of mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, generators, switchgear), fire/life safety, temperature control, and digital systems (fire alarm, access control, duress).
Responsibilities
Perform daily site inspections and provide technical assistance for advanced building operations and troubleshooting.
Schedule and oversee preventive maintenance and repairs across mechanical, electrical, plumbing, and HVAC systems.
Collaborate with Facility Management teams to maintain chillers, building automation systems, door and gate systems, and building envelope components.
Supervise preventative maintenance programs with minimal disruption to building services and tenant operations.
Order parts and equipment for repairs, maintenance, and new installations while maintaining accurate inventory records.
Provide on-call support to address critical client needs and emergency situations.
Lead vendor coordination and delegate maintenance tasks to appropriate service providers.
Essential Skills
6+ years of experience with commercial building operating systems and general building maintenance procedures.
2+ years of maintenance lead or management experience.
Strong mechanical, electrical, and HVAC aptitude with the ability to troubleshoot building systems.
Proficiency in operating hand and power tools, lifts, scaffolding, and ladders.
Ability to read digital meters, voltage testers, blueprints, and schematics.
Proficient knowledge of Microsoft Office/Suite.
Knowledge of building CMMS systems.
Additional Skills & Qualifications
Experience with building automation technologies.
Experience with plumbing.

Pay and Benefits
The pay range for this position is $31.00 - $38.00/hr.
