Multi-family Unit renovations, Clubhouse renovations, and amenity space renovations Project Manager.

Responsibilities:

  • Build a construction/renovation division in an already successful apartment turn company with multiple existing relationships.
  • Estimate creation and project management
  • Manage estimating workflow to provide complete proposals before bid deadlines
  • Assist customers with technical information and pricing and during pre-construction
  • Review plans and specifications to determine our scope of work and the most effective production methods
  • Define scopes of work for various trades and distribute subcontract bid packages
  • Recommend and review preferred subcontractors on each job to Project Managers
  • Solicit written quotes for hard materials and site furnishings
  • Submit plan lists to sub-contractors to be sourced and priced
  • Complete plan take-offs and enter bid information into company’s preferred software program
  • Assign or propose profit margins based on current pricing guidelines
  • Review bids with Branch and Division Managers based on approval limits
  • Participate in pre-job and post-job meetings

PRIMARY FUNCTIONS:

· · Analyze drawings and specifications to develop detailed proposals.

· · Understand contractual terms and conditions.

· · Assemble accurate and well-organized estimates and proposals.

· · Provide clearly detailed quantity take-offs.

.. Contract, manage and see the project through with assigned superintendents.

SUMMARY OF POSITION:

· · Organize subcontractor’s quotes, negotiate to ensure quotes meet contract documents and issue properly documented purchase orders.

· · Complete Budgeting and Scheduling for projects.

. . Monitor progress, requisition change orders, and identify any potential risks.

· · Maintain relationships with sub-contractors and clients.

· · Ensure site personnel are provided with proper documentation related to the project.

· · Provide and maintain unit pricing and database for material and labor cost.

· · Formulate cost break down from estimates and for project progress.

· · Meet with potential clients to discuss options for proposed services.

Ideal Candidate will possess:

  • Extensive understanding of construction site work estimating methods
  • Great interpersonal skills and an entrepreneurial mindset
  • Experience in CRM systems and the ability to account for their pipeline
  • The desire to attend networking and other events to build contacts
  • Ability to read and understand plans and specifications
  • Ability to build relationships with subcontractors and customers
  • Strong oral and communication skills
  • Strong organizational skills
  • Ability to multi-task in fast paced work environment
  • Experience with Estimating Software
  • Background in Construction Management and multi-family renovations
  • Understanding of Construction math and the ability to produce financial projections, project budgeting, and draw schedules within the estimates created
  • Connections in Metro Denver with not only multi-family property management companies, but with subcontractors, are preferred.

Education and Training:

i. OSHA 30 (Assistance available)

ii. Able to read plan sets Required

iii. Experience with Construction Management Software

iv. Experience with Estimating Software

v. Proficient in Microsoft Outlook, Excel and Word

vi. Design Estimating, Bid Estimating, Control Estimating
